- Assure that you see all the properties in the area that meet your criteria, including homes that may have recently gone off the market, or are For Sale By Owner.
- Guide you through the entire home buying process, from finding homes to look at, to getting the best financing.
- Ensure you don't overpay for your new home by processing a Comparative Market Analysis on the home you're interested in purchasing.
- Help you avoid costly mistakes, both by advantage of my experience and knowledge and my prowess in negotiations.
Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before its too late and provide guidance on how to handle your current finances.
- Contact me to schedule a customer consultation to review your housing needs.
- Identify important features you need your new home to have. Review your "wants" vs. your "needs."
- Determine what neighborhood(s) best matches your needs. I can assist you with this decision once we meet and discuss what you're looking for in a location.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment. Don't forget to include real estate taxes and, if your purchase is a condo/coop, association fees should be included. A reputable and reliable mortgage broker can assist you with this process, and at no cost to you.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Make a personal decision to delay large purchases until after you close on your new home (for example, an new or used car, furniture, etc.). Any large purchase could seriously jeopardize your ability to obtain a loan!
- Speak to trusted friends or family members for referrals to a real estate attorney. If you wish, I can provide a list of several real estate attorneys who've provided excellent service to my past clients.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as home, radon, and if applicable, septic.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
