Getting the Highest Price for Your Home
Curb appeal is key and could make a difference whether people stop and call the number on the sign, or drive right by. Here are a few tips to increase the curb appeal of your home.
Staging your home is extremely important. Many buyers will stay in your home longer if it's staged appropriately. As an Accredited Staging Professional (ASP), I have compiled some cost effective and uncomplicated ideas that you can do yourself to present your home in the most effective manner.
Remember, when you list your property,
it ceases to be a home and is now a COMMODITY...
a PRODUCT for sale!
- Title insurance fees depend on the sales price of the home. Title insurance is paid by the buyer.
- Broker's commission is a full-service fee and is negotiated between the homeowner and the agent.
- Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
- FHA fees and costs are all fees negotiable between an FHA buyer and seller.
- Home inspection fees are in most circumstances paid for by the buyer; but sellers are held responsible for pest, termite and well inspections.
- Miscellaneous fees which can accrue from correcting problems noticed during the home inspection. These fees may be paid for by the seller, as negotiated during attorney review.
As an Accredited Staging Professional, I will walk through your home with you, and advise you how to present your property to maximize its selling price. Some improvements are worth it, and some are not! One meeting with me could save you lots of time and money!
